How to Get Your Georgia Real Estate License

Thinking about becoming a real estate agent in Georgia? The process might seem overwhelming at first, but we’re here to make it simple. Here’s a clear breakdown of what it takes to earn your Georgia Salesperson License and launch your new career.

Before You Begin: Make Sure You Qualify

To be eligible for a real estate license in Georgia, you must:

  • Be at least 18 years old

  • Hold a high school diploma or GED equivalent

Step 1:

COMPLETE 75HOURS OF PRE-LICENSING EDUCATION

Start by enrolling in a GREC-approved 75-hour pre-licensing course, like the one offered at The Heins Center of Education. This course gives you the legal foundation, contract knowledge, and industry insight you need to pass the state exam—and more importantly, to start your career strong.

Note: If you’ve already completed relevant coursework or hold a real estate license in another state, you may qualify for an exemption. Check the GREC site for details.

Step 2:

PASS THE COURSE FINAL EXAM

Once your coursework is complete, you’ll need to pass a final exam with a score of 72% or higher.


This test must be taken in a proctored setting, either in person or online, so be sure to schedule your proctoring session ahead of time.

Step 3:

SUBMIT A CRIMINAL BACKGROUND REPORT

Within 60 days of submitting your license application, you must provide a certified criminal history report. This can come from the Georgia Bureau of Investigation or, if you're from another state, from your home state's certified authority.

Step 4: CHOOSE A SPONSORING BROKER
Before you can activate your license, you’ll need to partner with a Georgia-licensed sponsoring broker. This brokerage will support and guide you as you start your career.

When interviewing brokers, ask:

  • What kind of training and mentorship do they provide?

  • What is their local and national reputation?

  • Do they offer leads, marketing support, or tools?

  • What’s their commission structure?

  • Is there opportunity for growth?

Step 5: Take and Pass the State Licensing Exam

The Georgia Salesperson Licensing Exam is administered by PSI and includes 152 multiple-choice questions—covering both state-specific and national real estate topics.

You’ll receive details about the testing process when you register, and we recommend reviewing the official candidate bulletin on PSI’s website before test day.

Step 6: Apply for Your License

Once you pass the exam, you can apply for your license directly at the PSI testing center. Keep in mind: if you don’t apply within 12 months, your exam results will expire, and you’ll have to retest.

Be sure to bring the required documents outlined in the candidate bulletin.
